Old Lighthouse Cottage, Isle of Skye
This building is a late 19th Century former lighthouse keeper’s cottage on a small island near the Isle of Skye in the Outer Hebrides. The site is an extremely exposed location in the Atlantic Ocean off the West coast of Scotland, only accessible by boat (the aquatic escort a lovely touch! – see bottom photograph). The cottage had been previously been painted with a traditional acrylic based masonry coating which over the years had begun to deteriorate and caused the cottage to suffer badly from interior damp issues caused by trapped moisture, due to the impervious coating, and moisture ingress, through the flaking conditions of the coatings.
The initial stages of the project were extensive preparation which included stripping all the existing paintwork from the exterior, importantly without damaging any of the brickwork, preparing the brickwork for, and repointing with lime mortar and then painting with a breathable paint system. The paint stripper softened all of the existing coatings and the majority of the paint was removed easily by pressure washer. Some areas required a second application, but once the brickwork was exposed, repointed and allowed to fully dry out, it was ready for decoration.
Keim Royalan was the ideal specification for such an exposed coastal property as it is specially designed for exposed locations and areas with harsh climatic conditions.
Due to the new lime mortar pointing a first coat of Keim Royalan Dilution was applied to even out the differing porosity of the lime and brickwork, followed by two coats of the Keim Royalan paint.
Keim Royalan will offer longevity and protection to the building whilst maintaining substrate breathability which will help to keep the interior of the building dry and avoid blistering and flaking of the external coating. The UV stability of the Keim Royalan ensures that the white will never ‘yellow’ and its inherent resistance to mould and fungal growth will help to keep a bright, white finish for many years to come.
